Kohimarama Plan Change
Our client had a challenging development problem - a block of undeveloped land in Kohimarama with relatively steep topography and constrained access and a goal of building a 200-unit apartment-style retirement village.
Waterside Business Centre
We were engaged by Waterside Business Centre to assist them in developing their land-holding in Mangere, Auckland. This included an assessment of the best purpose of the land that involved extensive investigations and designs for developing the land as either an industrial business park or residential development.
We subsequently undertook detailed traffic modelling, investigated intersection upgrading, assisted with subdivision design, produced an Integrated Transportation Assessment and presented evidence at a recent Plan Change hearing.
Hingaia 1A Plan Change
Wes Edwards Consulting was engaged to assist in developing a plan change to change rural land adjacent to the Papakura Southern Motorway Interchange to urban zoning with provision of a Town Centre and over 1,300 homes.
This involved investigating the traffic impact on the road network including the motorway interchange and presenting evidence to a plan change hearing and subsequently to the Environment Court. Subsequently we were engaged to assist in developing the Karaka Harbourside and Karaka Lakes subdivisions.
Kirikiri
A consortium of landowners in Takanini Structure Plan Area 2b engaged Wes Edwards Consulting to help rezone their land from rural to urban.
Cosgrave
A consortium of landowners in Takanini engaged Wes Edwards to assist in developing their rural landholdings (Takanini Structure Plan Area 2a) into urban residential subdivisions.
Impact Assessments
Any significant project requiring a resource consent or a plan change will require an assessment of traffic impacts and we have been involved with many such assessments for a wide variety of activities.
We typically begin by investigating the condition of the local transport environment with respect to congestion, traffic volumes, road safety, parking demand, and any plans for change in the light of the relevant planning policies.
McLennan
McConnell Property partnered with Housing New Zealand to develop this 25ha block of land in Takanini to provide 450 homes and a secondary school. McConnell Property engaged Wes Edwards Consulting to advise on the subdivision design and to assist in obtaining the necessary approvals.
This has involved the assessment of the proposed subdivision, evaluating the traffic impact on the surrounding area, considering access to public transport, and developing solutions for walking and cycling facilities.
Pokeno
The Pokeno Landowners Consortium (PLC) was progressing it's plans to treble the size of the Pokeno Village to a population of 5900 people with around 1800 jobs.
We were engaged to assist with Structure Planning which included studies into suitable options for crossing the North Island Main Trunk railway, key intersection modelling and design, the preparation of concept subdivision designs, and road design guidelines.
Addison
We were engaged by McConnell Property to assist with a review of the first stage of the development in 2005 and became part of the design and assessment team for all subsequent stages of this large master-planned residential area. The masterplan includes approximately 1,500 homes, a large retirement village, and a neighbourhood retail and community centre.
